Rental Options:

If you are happy for a hands-on approach, we can find you a long term tenant on a ‘no tenant, no fee’ basis whereby we find you a 6-11 month tenant. We collect your first month’s rent as our fee, and then hand the tenant over to you, with no further involvement by ourselves.

If you want worry-free rental tenancies, or are looking for short term holiday lets, then you need our full management service, the Platinum Package, which relieves you from the constant responsibility of being a landlord, and allows you to sit back and collect your rental income without any stress.

Demand for well furnished and presented rental properties is very high, and we are always looking for more properties: especially 3 bedroom villas; detached properties; and, as always, the closer to the beach the better, along with walking distance to facilities.

Rental Guarantee – Protection for Landlords

In January 2010, Platinum Villa Rentals were accepted by the Ministry of Justice to become a Profesional Autorizado (licensed professional). This allows us to sell their Garantia de Alquiler (rental guarantee) which costs just 72€, and is attached to the rental contract.

Historically in Spain, there has been insufficient legal safeguards for landlords, and tenants had more rights than landlords, and in cases where a tenant refused to pay their rent, a lengthy and costly process had to be started so as to recover the property. To obtain an eviction, the normal judicial process could take anywhere between 8-9 months with solicitors/legal fees of up to 1500€.

In reply to this, the Corte de Arbitraje (Court of Arbitration) introduced a Rental Guarantee so as to ensure both a speedy and cheap binding resolution to any problems that might arise between landlords and tenants who are parties to such agreements. Rental Guarantees via the Court of Arbitration came into being in late 2005 and proved quite successful in their first few months of operation with 12,000 property owners taking advantage of them.

The Rental Guarantee costs just 72€ and lasts for the length of the rental contract. If a problem arises with a tenant, all the landlord has to do is send all the relevant documentation in writing to the Court in Madrid. The Court of Arbitration guarantees to make a finding within 3 months of receiving the complaint. Neither party needs to be represented by a lawyer, something which helps speed up and simplify the decision making process. The sentence, once handed down, is irrevocable and binding on both parties, something which is very useful in eviction cases.

The Rental Guarantee is one of the most effective ways to reduce the time and cost for an eviction in case of problems relating to the tenancy. Should any breach of the contract occur, the Court of Arbitration will resolve the dispute between all parties generally within 30 days.

The Garantia de Alquiler makes renting long term easier and safer, and is something we are recommending to all homeowners, as it offers peace of mind at a low cost.
